You need your passport, 3-5 passport size photographs, and tax number registry.
How can I get my tax number?
You can apply to a local tax office in Turkey, with your passport. The tax office will ask your parents’ names and your address in Turkey while entering your information into the database. It takes ten to fifteen minutes.
What are the additional expenses to purchase a property in Turkey?
The additional expenses might reach 5 percent of the purchase price of your property.

What is the inheritance law?
The inheritance of a foreign property owner in Turkey automatically passes to his/her spouse or the children of the owner. If the owner has no children or spouse, then it passes to the parents of the deceased person.
Can I get a title deed with any name on it?
Yes, you can get any name on a title deed.
How long does it take to receive the title deed?
Ordinarily, it takes 1-3 days to receive the title deed. However, if you are the first foreigner buying a property in the building or the project, then there is a six-week waiting period.
What about the rental income?
Usually, the rental income is 3-10 percent of your property price in Turkey. It changes depending on the location of the project. Rental income can rise to 10 percent of the property price in touristic regions.
How about the insurance?
When you complete the title deed process for your property, you need to pay the Compulsory Earthquake Insurance (DASK) tax annually. Also, you can get your property insured although it is not compulsory.

What are the local taxes?

How much tax do I have to pay if I sell my property?
If you sell your property within five years upon your purchase, you must pay 35 percent of the difference between the purchasing price and its present value. If you sell your property five years after your purchase, then you don’t have to pay capital gains tax.
Can I take my money back to my country if I sell my property?
After you pay capital gain tax, you can take your money back to your country.
